If you own your home and one or more investment properties, find out whether your loans are still set up the right way.
Leave your details below and I’ll be in touch personally to arrange your free Portfolio Structure Review. No cost, no obligation, and a written summary to proceed.
You bought your home. A few years later, an investment property. Maybe another after that. Each loan was set up on its own terms, with whichever lender made that particular purchase work at the time, based on where you were financially in that year.
Looked at individually, each one seems fine. The rate is reasonable enough. The repayments are being met. Nothing is obviously broken.
But loans set up separately, years apart, under different circumstances, rarely add up to a structure that works well together. Properties tied to each other in ways that limit what you can do next. Equity you’ve genuinely built but can’t easily get to. Debt sitting in places that may not be doing the most useful work for you. Fixed or interest-only periods quietly rolling over onto whatever rate the lender defaults you to.
None of that shows up on a statement. It only shows up when someone puts all of your loans side by side and looks at them as one picture.
A Portfolio Structure Review is exactly what it sounds like. I map out all existing lending and look at how it’s working as a portfolio, rather than as a set of separate products that happen to belong to the same person.
This is not a rate quote. Rate matters, and I’ll tell you where yours sits against what lenders are currently offering someone in your position. But rate is usually the smallest part of the conversation. How your loans are structured, what your security arrangement allows you to do next, and where your equity actually sits tend to make a far bigger difference over the life of a portfolio.
For most people with a home and one or two investment properties, the biggest opportunity isn’t the rate on any single loan. It’s the order the debt gets paid down in.
Your own home loan is usually the one you’d want gone first, despite being on the lowest rate. When each loan was set up separately, years apart, nothing about the overall arrangement was ever designed to prioritise it.
A large part of this review is looking at whether your structure can be arranged so that more of what you’re already paying is working against your own home. That covers the order your debts are being paid down in, how your offset and redraw sit across the portfolio, and how repayments are split between your own home and your investments. Where it works, it can shorten the timeline on your own home without you putting more in each month.
Some of this touches on tax, so I’ll flag anything that does and you can confirm the detail with your accountant if required.
You walk away with a written summary and set plan to move forward.
The order your debts are being paid down in, how your offset and redraw are being used across the portfolio, and how repayments are currently split between your own home and your investments.
Lender, rate, product type, and when any fixed or interest-only periods are due to expire.
Whether your properties are tied to each other, and what that does or doesn't allow you to do next.
How much you have genuinely built, and how accessible it actually is.
What your position would realistically support if you wanted to buy again.
What lenders across my panel are currently offering for a profile like yours.
You’ll receive a written summary of how your portfolio is currently structured, where there may be opportunities to improve it, what a restructure would look like in practical terms, and where it applies, a plan for paying your own home off sooner.
There’s no cost and no obligation to change anything. Refinancing isn’t always the right move, there are costs involved, and sometimes they outweigh the benefit. If your structure is already working well, or the numbers don’t stack up, I’ll tell you that. That’s a useful outcome too.
Leave your details below and I’ll call you personally to grab some basic details and lock in a meeting. In person here at our Camp Hill office, somewhere local that suits you, or over a video call, whatever’s easiest.
Set aside about an hour. You don’t need to bring anything. We can work off estimates and build the plan from there. The exact figures get confirmed later, when you’re ready to put a formal application together.
You’ll receive a clear written breakdown of your current structure and any opportunities I’ve identified, with no pressure to act on it. If you do want to move forward, I handle the lender comparison, the application and the paperwork from there, and I stay your point of contact through to settlement and ongoing reviews post settlement.
Most refinance conversations start and end with a rate. Mine starts with how your properties are secured, where your equity is, and what you’re trying to do over the next few years. The rate falls out of that conversation, not the other way around.
I have access to a broad panel of lenders, including ones that don’t have branches and don’t advertise. Which matters, because the lender that was right for your first purchase in a different market is often not the one that’s right for your portfolio now.
Based in Camp Hill, working across Brisbane’s inner south and surrounding suburbs. Face-to-face if it suits you, a call if that’s easier. What matters is that I take the time to understand what you’re actually building towards, rather than processing a transaction and moving on.
I hold a Bachelor of Business majoring in Finance and Accounting. Before writing loans of my own, I spent three years at Astute Financial working behind the scenes on more than $150 million in lending, from application through to settlement, alongside highly successful broker George Pain. I learned the detail behind each application long before I was running them.
For home loans I’m paid a commission by the lender you choose, in much the same way a bank pays its own lending staff. You’ll usually get the same rate you’d get going direct, except I’m asking every lender on my panel instead of one.
